Spring is almost here! The Shippensburg real estate market is already heating up. The local real estate market has become very active with buyers searching for homes from amongst high levels of inventory in the Shippensburg area. The most active market segment is single family homes with three bedrooms priced between $120,000 and $165,000. If you have a house that you are ready to sell and if your house is going to be priced in this area then there is a good chance that JALEX can find your buyer relatively quick and get your house sold this Spring or Summer!
JALEX is selling homes that are priced higher too but far less and getting buyers and sellers together on price has been a challenge. The number of homes on the market for sale in the price range above $200,000 is significant and buyers have a lot of choices. Since it is a buyer’s market buyers are looking for good deals while many sellers have limited equity and are hoping to sell for as much as possible. One of the biggest challenges is sometimes to convince sellers to ask for a fair price, if they can, and to convence the buyer to offer a fair price. That can help to bring the two together and result in the sale of a Shippensburg area home! Another road block to successful real estate transaction has become the real estate appraisal. There are certain Appraisers that fail to return the necessary contracted value even in cases where the comparible sales data is apparent and available to support that contract price.
People buy homes in the Spring. That happens every year and that will happen here in the Shippensburg area this year. Some of those sellers will find themselves unable to sell their homes then or they will sell their homes for less money than what they can sell for now.
